This is what we specialize in. Not ordinary home sales, but the ones tangled in unpaid taxes, missing paperwork, a deed still in the name of someone who died years ago, or a family spread across three states who have never all been in the same room. Those are the ones we take, and we take them start to finish.

Most people arrive here not knowing where to begin, and worried about saying the wrong thing to the wrong person. You cannot say the wrong thing to us. We ask the questions, we do the research, and we give you an answer you can act on. If there are relatives to find, we find them. If there is a court date, we work backward from it. None of it is yours to manage.

The condition of the property does not change anything for us. You do not need to clean it out, repair anything, or show it to anyone.

    We start by finding out exactly what you are dealing with. Who legally holds an interest in the property today, what is owed against it, what has been filed, and what clock is running. Most families have never been told any of this. You tell us what you know. We find the rest.

    Step 2: Map Your Options

    Families in this position have three paths, and we will walk you through each one. The first is handling it yourselves. That means paying the legal costs out of pocket, holding everyone together through every signature, and living with the deadline while it runs. It is slower and more difficult than most people expect. The second is waiting. These situations do not resolve on their own, and waiting is how these properties get lost. The third is selling to us, which is the fastest of the three and the only one where none of the cost or the risk falls on you.

    Step 3: Move Forward

    If we’re a good fit, we handle everything from here. Each family member is paid directly for their share. Before anyone signs, we make sure everyone understands one thing: this is final. Once you sell your share, the property is no longer yours, and neither is any future value in it. Then you sign, and you’re done.
